The Rental Process
If you are new to renting then the whole process can be a bit daunting or confusing which is why we are here to help and provide advice on the whole process.
Searching for one of our properties can either be done here on our website, online via rightmove or Zoopla or by popping into our office where we can provide you with a list of available properties and take your details for any future properties.
After finding a property you like the next step is to view. We always insist that our applicants view the property in person as this is the best way to get a feel of the property and to know whether this is the property for you.
3. Application & Referencing
Should you decide that this is the property for you we will require a holding fee to take the property off the market and there is a small application form that needs to be filled out so that we can start the process of referencing. This is done through an independent referencing company who will check your employment status as well as current living arrangements.
4. Move in
If everything comes back fine with referencing then the next step is to set a move in date for you to move into the property. This will involve signing of contracts, paying all outstanding money and being checked into the property by one of our independent inventory clerks. We will notify all of the utility providers on your behalf of your move in and you will be sent a copy of the inventory report.
5. Going Forward
If we are managing your property then we will be your point of contact should any problems arise and we will deal with any maintenance issues. We also carry out a routine inspection of the property within the first 4-6 weeks of your occupation to see how you are settling in and then every 3 months thereafter.
If your landlord is managing then they will be your point of contact and all maintenance issues are to be raised with them directly.
